One of my large investment clients (who spends a ton of money investing in land here in Vegas and other places) asked me something rather unusual the other day.  He has a need to find comparables in Henderson, Nevada of houses that have closed below $100 per square foot.  This was a little unusual, as I mentioned, so I asked him what it was for.  He told me he was looking to do some refinancing between companies and actually needed to find some low numbers.
